Protect the Reynolds Property

The Reynolds property at 831 Route 35 is an approximately 15-acre parcel in the center of Cross River. Public materials indicate that a developer is exploring a subdivision of up to 14 homes.

This site was created to help Lewisboro residents stay informed, share public documents, track town meetings, and organize a thoughtful, fact-based response.

Our concern is not simply that houses may be built. Our concern is that an inappropriate subdivision could permanently alter the character of this part of Cross River, increase traffic and construction impacts, disturb environmentally sensitive land, affect drainage and stormwater conditions, and place additional demands on local infrastructure.

We believe the Town of Lewisboro should require a complete, transparent review of any proposal, including environmental, traffic, stormwater, septic, well, construction, and neighborhood-impact issues.

Current Status

As of now, we are not aware of a formal subdivision application having been submitted to the Planning Board.

Public materials indicate that the developer is exploring a subdivision of up to 14 houses on the approximately 15-acre Reynolds property. Percolation test holes were dug on the property in May, and environmental application materials have been received from the Town.

Because the project does not yet appear to be before the Planning Board, the immediate focus is on asking the Town Board to review whether the current half-acre zoning is appropriate for this area and to consider a temporary moratorium on subdivision or building approvals while that review is completed.

What You Can Do Now

1. Join the Coordinated Response List

The most important first step is to join the Reynolds property update list.

This will allow us to keep residents informed about town meetings, public filings, comment deadlines, and specific actions residents can take.

2. Ask the Town Board to Review Zoning

At this stage, because no formal Planning Board application appears to have been submitted, contacting the Planning Board may be premature.

Residents may wish to contact the Town Board and ask it to review whether the current half-acre zoning is appropriate for the area around the Reynolds property, given the size and location of the parcel, surrounding neighborhood character, environmental concerns, traffic, drainage, wells, septic systems, and local infrastructure.

3. Support a Temporary Moratorium

Residents may also wish to ask the Town Board to consider a temporary moratorium on subdivision or building approvals in this area while a zoning review is completed.

A moratorium would not decide the final outcome of any proposal. It would give the Town time to study whether current zoning, density, infrastructure, environmental constraints, traffic conditions, and neighborhood character are being adequately protected before new development rights are locked in.

4. Attend Town Meetings

Town Board and Planning Board meetings are important opportunities for residents to stay informed and make sure the Reynolds property receives careful public attention.
