Our immediate focus is the proposed 14-lot subdivision of the Reynolds property at 831 Route 35 in Cross River. This website provides project updates, public documents, information about the issues under review, and ways for residents to participate in the process.

Fire Department Raises Emergency-Access Concerns About Proposed Subdivision
The South Salem Volunteer Fire Department has submitted recommendations to the Planning Board identifying significant fire-safety and emergency-access concerns with the proposed subdivision at 831 Route 35.
Among its recommendations, the Department calls for an underground water-storage tank for fire suppression, maintaining the proposed 26-foot roadway width and 96-foot cul-de-sac, and improving emergency access to Route 35. The Department strongly recommends providing direct subdivision-road access to Route 35 or, if that is not feasible, widening the proposed emergency access to at least 26 feet.

Understanding the Site Plan
Route 35 runs along the bottom of the plan. The proposed entrance is on Mark Mead Road. The plan depicts 14 homes, an internal road, wells, septic systems, stormwater infrastructure and extensive grading and clearing.
Property Location
The property lies along Route 35 across from the Meadows, immediately adjacent to Ward Pound Ridge Reservation and the Cross River.
